I'm a seasoned corporate lawyer with industry expertise in online games, media & entertainment and general commercial matters, gained from servicing clients from seed-stage startups to multi-nationals. Should I use a lawyer in state or out-of-state?
I am selling a piece of land in Jacksonville, AR. I need a lawyer to help me to review the contract for me. Should I use a lawyer in Arkansas or it does not matter if I use a lawyer in another state?
Daniel R.
For Acquisition of land I would recommend local. That is a localized practice area. Something like Delaware Corporate different thing in my opinion.

What's CAM charge in a commercial lease?
I am currently negotiating a commercial lease for a property where I plan to operate my business. As part of the negotiation process, the landlord has mentioned the concept of a CAM (Common Area Maintenance) charge, which I am unfamiliar with. I would like to seek the advice of a lawyer to better understand what a CAM charge is, what it covers, and what my responsibilities as a tenant would be in relation to this charge.
Paul S.
CAM charges are for common area maintenance. For example, in an office building, CAM charges are for maintaining the lobby, elevators, corridors, and outside areas (such as the parking lot). If you are looking at renting a space, the landlord should be able to provide you with CAM numbers for that space for the past several years, so you know what to expect.

Contract for Deed
Texas
Need help with a property issue
My wife and I took over a house from a friend in August of 2008 due to his job transfer from Houston to Nigeria. We agreed to the following terms: We will continue paying the mortgage plus a second loan attached, apply for mortgage approval, and change ownership to our name. We had a written agreement. We applied for a loan in 2009 but was not approved due to poor credit. We decided to wait and continue paying and reducing the outstanding before reapplying. In August of 2021, we reapplied and were given a loan approval to assume the house in our name. Our agent requested that we should have the other party communicate with them. I called and informed him to reach out to our agent but he kept promising to call the agent but never kept his promise. About the middle of January 2022, he stopped picking up our calls. We sent several emails and he never cared to respond. We need help on what to do next.
Kelvin R.
You may have an executory contract under Texas law. There may be an argument to be made for an equitable title in the property. You need a lawyer to review the document to ensure compliance under applicable contract for deed or other laws. Without seeing the contract we simply have no way to know your options. Roquemore Skierski PLLC are experienced, Texas-based attorneys who support owner operated, owner-managed businesses and entrepreneurs with a full range of legal services. We believe we help clients achieve measurable financial goals by providing practical yet sound legal advice. Review our Google reviews at https://g.page/r/CWfqItvpB8gWEAE.

Real Estate Contract
New York
Can you purchase or refinance under a land contract?
I’ve been living here for 2 years. Currently have been working with my credit union and they are having a terrible time trying to understand the legalities of my land contract first off, and secondly they just don’t seem to know what they are doing. It’s been over 8 months, 4 different loan officers and I’m once again waiting for someone else to help finish this thing out. It’s only $60,000 with a $120,000 appraisal. So, as of now I am stuck paying 2.5x monthly under this land contract than I was promised would be an easy mortgage process. So any guidance in the right direction would be very helpful. It’s a New York home. 20 yr fixed, no balloon, with a (brace yourself) 12% apr. HELP ME PLEASE! One month I’m being told to authorize a credit check for a first time homebuyer grant method of mortgaging this property. The next it’s authorizing it for a refinance. I do have earnest money deposits for over $3,000 and another $3000 paid towards principal under this land contract also.
Jane C.
I suggest you speak with a New York real estate attorney. That attorney needs to review the documents related to the transaction.

Can you add someone to title deeds?
I am 92+ years old and would like to add my son’s name to my condo deed. We have the paperwork done and notorized. What’s next?
Jaren J.
You need to file it with the county recorder or registrar and pay the recording fees. You can take it in to the county to file (if the desk is open . . call ahead) or give it to a title company to record (and pay their service fee).
Quick, user friendly and one of the better ways I've come across to get ahold of lawyers willing to take new clients.

Contracts Counsel was incredibly helpful and easy to use. I submitted a project for a lawyer's help within a day I had received over 6 proposals from qualified lawyers. I submitted a bid that works best for my business and we went forward with the project.
View Trustpilot ReviewI never knew how difficult it was to obtain representation or a lawyer, and ContractsCounsel was EXACTLY the type of service I was hoping for when I was in a pinch. Working with their service was efficient, effective and made me feel in control. Thank you so much and should I ever need attorney services down the road, I'll certainly be a repeat customer.
View Trustpilot ReviewI got 5 bids within 24h of posting my project. I choose the person who provided the most detailed and relevant intro letter, highlighting their experience relevant to my project.
