I am a seller . made a contract to sell the commercial building. But Buyer did not make to fulfill their jobs, my broker asked to sign for the deposit. They did not answer for long time. Escrow company said without both sign, can not release the deposit to the seller.

That is correct. The escrow agreements I have drafted or reviewed would only release the money if both parties agreed. However, the document should outline what happens when there is a dispute. I have a issue with a borrower that has broke a promissory note. What can I do to recover my money legally?
I agreed to loan someone money and made a promissory note saying he will agree to pay the money in montly installments and interest if late plus legal fees if moneybis not paid. Chattel mortgage lease purchase in a cooperation
Solicited agent high pressure sales, gave me one piece of paper that I believe is a promissory note. No prospectus or lease. Owner/seller harassing me to voluntarily break lease. All payments are current. Owner knows I suspect fraud and is retaliating. I went to the DA 14 days into this without enough evidence, they said to talk to property managers. All property managers ignored my requests and canceled a meeting. I have been trying to get help for months. I recently had a 101 inspection done adding some extras and the property is in worse condition than I even imagined. I have online advertising screenshots of all the ads that were deceiving and misleading. I had no idea that I was getting into a REIT. This is absolutely 100% fraud. Investment scam. It's so complicated, it took me 7 months of researching relentlessly to see what these people did to me.

What is my best path to recover a down payment paid to a contractor who never started my job and has gone MIA while I've been trying to cordially recover my money. Demand Letter via certified mail etc..?
I signed a contract with a contractor to update my home. I signed the contract and paid a $5k deposit (the contract has zero verbiage related to a deposit) to 'get on his list'. After several months and failed attempts to get a specific start date I informed the contractor I was not going to move forward with the project. He said he would pay the deposit back but asked for me to accept $1000 / month. He paid $1000 back however has gone MIA since and is not returning any calls or texts.

I suggest you have an attorney send a demand letter. If that fails, you can bring you claim against the contractor to small claims court.
