Can I break a commercial lease if landlord stops providing heat?
I have been renting a commercial space for more than ten years. There have been consistent issues with heating and AC, as well as a leaking roof. For two weeks now there has been a major issue with the heater—it is not working. I have filed two maintenance requests, the first of which said the issue was handled. I just found out today (14 March) after reaching out a lot that the heater needs parts that are back ordered and won’t be available until 7 April. This is the last straw for me. I am wondering what the chances are of getting a letter about breaking the lease and being given time to find a new space. Any advice is helpful, and if this is possible I would love to get a quote.

It depends on the terms of the lease. The apartment is not habitable at the moment, so you should at least get a rent abatement. You should have a Colorado attorney review the lease.

The Warranty Deed is what is offered when there is a transfer of real estate and the seller warrants ownership to another. Frequently this will also involve title insurance to back up the warranty deed if there were other claims against the property

I recently inherited a piece of property from my late uncle. I have recently received a quitclaim deed for the property, but I'm not sure if it is still valid. I am interested in selling the property, but I need to know if the quitclaim deed is still valid and will not expire.

Recording: For safeguarding your interests and confirming the deed's legitimacy, it should be officially recorded with the relevant government office, often the county recorder's office. If I am separating with someone I co-own a house with, not married, are there any repercussions to me moving out of the house before we have a signed agreement?
I bought a house with my boyfriend, we are now breaking up. We built the house and moved in in October 2022. It's too soon to sell and make money off of it. I am willing to move out, but I want the cash that I initially put into the house during settlement. We are attempting to come up with an agreement, which I would like an attorney to review before I sign.

Whether there are any repercussions depends upon the circumstances surrounding your purchase. For example, whether or not a mortgage exists can affect the situation. If you are on the mortgage, it would not matter what agreement you sign with your boyfriend, you are still on the hook for the mortgage unless you can negotiate with the lender to remove yourself from the mortgage. It may require your boyfriend to refinance. You are certainly making the right move by having an attorney review any agreement between you and your boyfriend. You just need to consider the third-party lender and how that may also affect you.

I recently entered into a Purchase and Sale Agreement for a property I am interested in buying. I understand that appraisals are generally required for a Purchase and Sale Agreement, but I am unsure of how they are conducted and what the process for obtaining an appraisal is. I am looking to better understand the appraisal process in respect to a Purchase and Sale Agreement.

An appraisal is merely a professional opinion of value. In regards to a purchase and sale agreement, lenders usually require a 3rd party professional opinion of value of the property being purchased.
