Can I break a commercial lease if landlord stops providing heat?
I have been renting a commercial space for more than ten years. There have been consistent issues with heating and AC, as well as a leaking roof. For two weeks now there has been a major issue with the heater—it is not working. I have filed two maintenance requests, the first of which said the issue was handled. I just found out today (14 March) after reaching out a lot that the heater needs parts that are back ordered and won’t be available until 7 April. This is the last straw for me. I am wondering what the chances are of getting a letter about breaking the lease and being given time to find a new space. Any advice is helpful, and if this is possible I would love to get a quote.

It depends on the terms of the lease. The apartment is not habitable at the moment, so you should at least get a rent abatement. You should have a Colorado attorney review the lease.

Can a grantor of a filed quit claim deed sell a home without the grantees signature, or consent?
Parent signed quit claim deed over to son and it has been filed. Parent is now threatening to sell property and not give any proceeds to son who is grantee on quit claim deed. Is this even possible, legally?

The quick answer is likely no. If someone has executed and filed a quitclaim deed, they have no interest left to sell. Any buyer is going to review title to the property and not accept deed from the parent.

I have been partnered for several years. My partner owned the home prior to me moving in. However, I am contributing to the monthly mortgage/expenses. We have a co-habitation agreement however, I would like to be added to the title/deed of the home. Can I do this for a low cost? How do I go about this? Thanks!!!

You need to have your partner sign/notarize a quit claim deed from your partner to you and your partner either as joint tenants or tenants in common. The deed is then filed with the county in which the property is located and the $46 recording feed paid (along with a $5 conservation fee and $1.65 to $1.70 deed tax).

You need to file it with the county recorder or registrar and pay the recording fees. You can take it in to the county to file (if the desk is open . . call ahead) or give it to a title company to record (and pay their service fee).
