My practice has involved a wide range of legal matters from commercial real estate, finance and international business transactions to litigation matters including commercial disputes, real estate, employment, and medical malpractice. Proficient in Spanish, I graduated from the University of Kentucky College of Law, the Patterson School of Diplomacy and International Commerce, and the University of Southern California. Prior to my legal career, I sought diverse professional experiences. After graduating from college, I orchestrated my own volunteering experience in southern Peru with a small non-profit organization. Later I gained valuable professional experience as part of a U.S. Senate campaign, and after that I joined the public policy team at Greater Louisville, Inc., Louisville's Chamber of Commerce affiliate. Prior to law school, I embarked on a month long excursion with the Northern Outdoor Leadership School in Alaska, which gave me a new found appreciation for sustainability.

It is unclear what your exact question is. Unless illegal or unconconscionable, anything can be agreed to in a contract. Enforcing the agreement may require litigation. If you are asking if the clause is a valid one, it could be. If you are asking what to do if the landlord did not honor it, you may need to sue. If you are asking if this is standard and was not in the contract, the answer is no. You cannot assume it is. Hope this helps some. Contact me if you would like a consultation specifically on this issue.

Pets and residential lease agreements?
I am a tenant in a residential property and I am considering adopting a pet. The lease agreement does not specifically mention anything about having pets in the residence. I am looking to understand the legal implications of having a pet in the rental property and what my rights are as a tenant in this situation.
Craig C.
I would want to double-check your lease. Often times there is a no-pet provision under the rules section. Further, unless you are planning a legitimate registered service animal, I would get written permission for your future protection.

Residential lease agreement termination notice?
I am currently in the process of terminating a residential lease agreement that I signed approximately one year ago. I was recently informed by my landlord that I must provide a formal termination notice in order to end the lease agreement. I am unsure of the exact process and what type of termination notice I must provide, so I am seeking legal advice to ensure that I am in compliance with the law and that the lease agreement is properly terminated.
Diane D.
You will need to read your lease's termination section to find your answers. Without seeing your lease, I assume you need to give a 15 or 30 day notice in writing to your landlord. However, again, without seeing the lease, no one can give you solid infomration.

I'm a landlord looking to add a lease clause that allows my tenant to break the lease if he/she covers all rent up until the start of the new tenant's lease. Can you help me?
I'm in Illinois and my current tenant would like to renew the lease but add this clause for flexibility to possibly purchase a house. We discussed that she will cover the rent up until the new tenant moves in.
Mathew K.
I can draft this addendum to the lease. Please resubmit as a proposal so I can submit a bid at this link: https://www.contractscounsel.com/client/create-project/step-h1?cta=4.

Residential lease agreement for short-term rentals?
I am a homeowner in the state of California who is considering renting out my house on a short-term basis. I am interested in understanding the legal implications of such an arrangement, particularly in regards to the lease agreement that would need to be drafted. I would like to know what provisions I should include in the lease agreement to protect my interests and ensure that I am compliant with the law.
Merry A.
I think you need to post this as a CA question, not as a WA question. However, your first step is checking government and HOA rules, if any and make sure that this is allowed. You will need to change your insurance and possibly add another policy specifically for short term rentals. Let me know if I can ever be of help with WA State legal questions!
Quick, user friendly and one of the better ways I've come across to get ahold of lawyers willing to take new clients.
