Brianna N.
Brianna is a well-respected New York licensed attorney with a Juris Doctorate degree in law from Touro College Jacob D. Fuchsberg Law School and bachelor’s degree in Business Administration and Management from Dowling College. Since becoming an attorney, she has practiced in various areas including business law, corporate law, residential real estate, commercial real estate, criminal law, traffic law, employment law, landlord tenant law, estate planning, and has represented intermediaries in procurement and the personal protective equipment industry. Brianna has broad and extensive business experience; She is an entrepreneur and co-owner of a microtechnology manufacturing company that was built by her and her partner, where she also served as the Chief Legal Officer and Human Resource Manager for the company. While building the manufacturing business, she created a brokerage firm for business transactions and has managed several other businesses which she has ownership interest in. Brianna’s involvement in these various businesses over the past 15 years provides a unique skillset to her clients; Not only does she understand contractual principals and obligations from a legal perspective while drafting and negotiating agreements, but she also has the foresight, experience, and ability to ensure the agreement reflects the practical aspects of the business. Based on the client’s needs and desired outcome, she has the forethought to cover different angles that would be overlooked from a legal standpoint, and as a result she is able to help prevent unforeseen business ramifications. She conducts extensive risk assessments on behalf of her clients and minimizes exposure to potential liability without “over lawyering” agreements. One of Brianna’s main areas of focus is drafting and negotiating agreements. Negotiation is a passion of hers which was applied in law school while she was a member of the Alternative Dispute Resolution Society, notably winning Touro Law School’s intraschool negotiation competition. In her more recent years, Brianna has removed herself from her various business interests to focus on her law practice. Brianna has a strong moral compass and believes in quality over quantity. She treats every client as a top priority; thus, she will not take on many cases at a time because she wants to give each client the focus and attention they deserve. She has sharp attention to detail and is a forceful advocate for every client. Lease Agreement
New York
Can the tenant use the property for storage?
As a business owner, I am looking to rent a commercial property to use for storage purposes. However, I am unsure if the property's lease agreement allows for such use or if there are any restrictions in place. Therefore, I am seeking legal advice on whether I can use the property for storage and if there are any legal implications I should be aware of.
Donya G.
In order to advise you on the lease, you would have to have the lease reviewed so that the purposes for the lease can be established and discussed with you. I can help to review your lease and advise you on you can and cannot do based on the lease. You can connect with me via the website to engage my services Donya Gordon

Pets and residential lease agreements?
I am a tenant in a residential property and I am considering adopting a pet. The lease agreement does not specifically mention anything about having pets in the residence. I am looking to understand the legal implications of having a pet in the rental property and what my rights are as a tenant in this situation.
Craig C.
I would want to double-check your lease. Often times there is a no-pet provision under the rules section. Further, unless you are planning a legitimate registered service animal, I would get written permission for your future protection.

Can the landlord terminate the lease early?
I am currently renting a property and I am concerned about the possibility of the landlord terminating the lease early. I am wondering what circumstances would allow the landlord to terminate the lease before the end of the agreed-upon term, and what my rights and options would be if this were to happen. I would like to seek the advice of a lawyer to help me understand the legal implications and potential outcomes of this situation.
Donya G.
It will depend on what your lease states. You will need someone to review your lease and then advise you based on what the contract allows. It is not typical that a landlord to end the lease early unless there is a break on the tenants portion but this would all depend on the signed lease. If you need assistance with that, you can engage my services to assist you Donya

Tenant Rental Agreement
Illinois
I'm a landlord looking to add a lease clause that allows my tenant to break the lease if he/she covers all rent up until the start of the new tenant's lease. Can you help me?
I'm in Illinois and my current tenant would like to renew the lease but add this clause for flexibility to possibly purchase a house. We discussed that she will cover the rent up until the new tenant moves in.
Mathew K.
I can draft this addendum to the lease. Please resubmit as a proposal so I can submit a bid at this link: https://www.contractscounsel.com/client/create-project/step-h1?cta=4.

Residential lease agreement for short-term rentals?
I am a homeowner in the state of California who is considering renting out my house on a short-term basis. I am interested in understanding the legal implications of such an arrangement, particularly in regards to the lease agreement that would need to be drafted. I would like to know what provisions I should include in the lease agreement to protect my interests and ensure that I am compliant with the law.
Merry A.
I think you need to post this as a CA question, not as a WA question. However, your first step is checking government and HOA rules, if any and make sure that this is allowed. You will need to change your insurance and possibly add another policy specifically for short term rentals. Let me know if I can ever be of help with WA State legal questions!
