Are there cancellation fees in purchase agreements?
I am currently in the process of purchasing a home and I have been presented with a purchase agreement. I was wondering if there are any cancellation fees included in the agreement, as I would like to make sure that I am aware of all the terms and potential costs associated with this purchase. I want to make sure that I am fully informed before I make a final decision.

Hello! I understand you are entering into a Purchase Agreement and want to know whether there are any cancellation fees. First, you would read the agreement to see if there is any mention of termination/cancellation fees such as the loss of the down payment if the buyer attempt to terminate the contract. But, generally, the agreement is binding contract. So, if a buyer attempts to cancel the contract, it could be considered a breach of contract. In that situation, the seller can claim damages, which usually results in a loss of the down payment but also could lead to other monetary claims or a claim to attempt to force the buyer to fulfill the purchase (general called a specific performance claim). Separately, in most cases, if the buyer's ability to purchase the property is dependent on getting a secured loan, usually there would be no cancellation or damage claim and the buyer would have the right to the return of the downpayment (this should be outlined in the contract and is usually referred to as a contingency clause). What protection does quitclaim deed offer?
I am the owner of a piece of property that I recently inherited from a family member. I am considering having a quitclaim deed drawn up to transfer ownership of the property to another family member. I would like to know what protection this type of deed offers to both the grantor and grantee in order to ensure that the transfer of ownership is done legally and correctly.

Generally, an owner of property and the potential purchaser would use a Quitclaim Deed when there is no need to warrant or guarantee that the property is free and clear of liens. In other words, the seller does not warrant and guarantee that the property is free and clear of any and all liens. A common use would be when the property has been in the family and the transfer of the property is between family members knowing that there are no liens on the property and all taxes have been paid on the property.

Am I liable for august rent payment if I’m granted a 30 day notice on july 1 st?
I am currently living in a apartment with a lease agreement from March trough August 31st. I am to make a pay on the 1st of every month. As per the agreement I can choose to renew the lease and the end of the term in August. The lease then goes in to mention if I choose not to not to renew the least I will be granted a 30 day notice on July 1st. Does this mean I can leave the end of July and I’m not liable for August rental payment? Although it stated my term is until august 31st?

Hi there, For a definitive answer, a lawyer would need to see the exact lease language; however, it is very unlikely that not renewing a lease would result in a free month of rent (unless there is another part of the lease that is relevant or there was an error in creating the document).
