Cost of writing a demand letter?

I am currently in a dispute with a tenant who has failed to pay rent for the past six months. I have tried to resolve the issue with the tenant directly but he has been uncooperative. I am now considering taking legal action and have heard that a demand letter is a good first step. I would like to know the cost of having a lawyer write a demand letter for me.

A demand letter would probable cost between $100 and $150. However, if you have a tenant that is six months behind in rent, you're better off posting a 3 day notice to vacate and evict the tenant and get a paying tenant in the property. If the tenant hasn't paid in the past six months, it's unlikely the tenant will start paying now. You can always sue the tenant after you evict them (or even during the eviction process) but getting them out will allow you to place a paying tenant in your property.

I was working in Califonia and my spouse working in Edgewood, KY. We were living in Fort Thomas. Now my job is changed to lexington KY.

Should Lessee's present employer transfer Lessee's place of employment outside the immediate area (fifty mile radius) Lesse may terminate this Lease upon thiry (30) days written notics and payment of an additional sum equal to one (1) month;s rent. Lessee must present written notics from his employer to lessor. If lessee is inducted, recalled, trasnferred or discharged from military service, Lessee may terminate this lease uopn thirty (30) days written notics and payment of additional sum equal to one (1) month;s rent. Lesse must present o Lessor a copy of his/her military orders.

It is unclear what your exact question is. Unless illegal or unconconscionable, anything can be agreed to in a contract. Enforcing the agreement may require litigation. If you are asking if the clause is a valid one, it could be. If you are asking what to do if the landlord did not honor it, you may need to sue. If you are asking if this is standard and was not in the contract, the answer is no. You cannot assume it is. Hope this helps some. Rental agreement for multiple tenants?

I am a landlord of a residential property and I am looking for advice on the best way to structure a rental agreement for multiple tenants. The property is currently occupied by two tenants who wish to stay in the property, but I am considering adding a third tenant. I need advice on how to ensure that all parties are fully informed of their rights and obligations and that any potential disputes can be quickly and fairly resolved.

How to amend a rental agreement?

I am a tenant in an apartment that I have been renting for the past year. Recently, my landlord has asked me to sign a new rental agreement with updated terms and conditions. I would like to know the process for amending the agreement so that I can make sure all the terms are agreeable to both parties.

Speaking generally, if your agreement is a lease, neither the landlord nor tenant can amend it unless both parties agree (the same can be said for a completely new agreement). If it is a month to month agreement, if you don't sign, the landlord may be able to give you notice to vacate. What I would do is ask for a couple of days for review. Put your current agreement down with the proposed new agreeement down, side by side, and go through them together, paragraph by paragraph. At the same time, make notes about anything in the new agreement you don't like, and attempt to negotiate the terms with your landlord before signing. Please note that the WA State Residential Landlord Tenant law was modified in several ways by the WA State Legislature, effective a few months ago - this may be why your landlord is doing this. For example, a landlord now has 30 days to return a security deposit (or explain why he/she isn't); it was 21 before that, and 14 before that). How To Get an Addendum to a Lease as a Tenant

I'm a tenant with a Case & Associates Property looking to get an addendum made to a lease agreement, specifically about a possible error with the lease term that was signed on. Is this something that can be done between a tenant and property manager? Do I need a tenant lawyer involved? Honestly any help with how to proceed on this is greatly appreciated. The error is that I had wanted to sign on for three months, but got put on for fourth months instead. I believe an addendum could correct this, but am not sure.

You're basically asking for free legal advice because you're not asking for a drafted document but I'll bite because no local lawyer will have a remedy for this anyway. The LL tenant laws for Oklahoma are found in Title 41 of the Oklahoma Statutes. They are very loose. Your proposal could be done, but the PM would have to agree to it. Typically when contracts are altered, there must be a new form of consideration in exchange for the alteration/addendum (unless you're being put on federal military orders which can break any lease.) If you're not going to offer them something of value (i.e. more money, guaranteed professional cleaning of the apt, etc.) they will not have a reason to sign it. If the language of the lease clearly stated 4 months and you signed it anyway, that is on you and you're out of luck. "I wanted to sign on for 3 months but got put on for 4 months instead." Who signed your name without your consent? Were you fraudulently coerced into signing for 1 more month....It sounds like you signed for 4 hoping you could get them down to 3 later...
