My main focus is estate planning and business transactions, but I have had many practice areas throughout my career, including criminal defense and prosecution, civil litigation from neighborhood squabbles to corporate contentions. I have also worked in bankruptcy, family law, collections, employment law, and personal injury. I stand ready to assist in any area to which I feel I can be of service, but will not try to fake it if I do not know the area of law I am being asked to serve in.

Real Estate Lease Agreement
Colorado
Can I break a commercial lease if landlord stops providing heat?
I have been renting a commercial space for more than ten years. There have been consistent issues with heating and AC, as well as a leaking roof. For two weeks now there has been a major issue with the heater—it is not working. I have filed two maintenance requests, the first of which said the issue was handled. I just found out today (14 March) after reaching out a lot that the heater needs parts that are back ordered and won’t be available until 7 April. This is the last straw for me. I am wondering what the chances are of getting a letter about breaking the lease and being given time to find a new space. Any advice is helpful, and if this is possible I would love to get a quote.
Jane C.
It depends on the terms of the lease. The apartment is not habitable at the moment, so you should at least get a rent abatement. You should have a Colorado attorney review the lease.

What's CAM charge in a commercial lease?
I am currently negotiating a commercial lease for a property where I plan to operate my business. As part of the negotiation process, the landlord has mentioned the concept of a CAM (Common Area Maintenance) charge, which I am unfamiliar with. I would like to seek the advice of a lawyer to better understand what a CAM charge is, what it covers, and what my responsibilities as a tenant would be in relation to this charge.
Paul S.
CAM charges are for common area maintenance. For example, in an office building, CAM charges are for maintaining the lobby, elevators, corridors, and outside areas (such as the parking lot). If you are looking at renting a space, the landlord should be able to provide you with CAM numbers for that space for the past several years, so you know what to expect.

Property Deed
Massachusetts
How much would be the attorney fees to add an owner on the grant deed of a primary residence in MA?
The parent wanted to be part owner of the property with the current registered owner.
Richard G.
Without complications, attorneys fees relative to drafting a deed granting the property from one owner to another will cost roughly $500 - $750 in Massachusetts. Usually, these matters are relatively uncomplicated, however, at times they can be more complex. The attorney should take some time with you to understand the details of your situation so as to ensure that the deed is drafted according to your needs.

How long is a typical commercial lease agreement?
I am a small business owner looking to expand my operations, and I am considering leasing a commercial space. I understand that commercial lease agreements vary in length, but I am unsure how long the typical agreement is. I would like to know this information so I can better plan for my business needs and budget.
Moss S.
The term of a commercial lease typically is no less than 3 years, and could be either 5 or 10 years. Both the Landlord and Tenant usually like long term leases.

How do I add a name to my title on bare hunting land in Minnesota
I own 40 acres of hunting land. My brother wants to buy half and has the cash
Maury B.
If you wish to adda. name to the title, you would have to execute a quitclaim deed from the current title holder (presumably you) to the new title holders (you and whoever you are adding). Tat would then be filed in the office where land titles are filed in your county, usually the County Recorder's office.
Quick, user friendly and one of the better ways I've come across to get ahold of lawyers willing to take new clients.
