Michelle T.
I am an experienced, well-rounded attorney with a background specializing in trusts and estates, contracts and business law. I have extensive experience working with simple contracts all the way up to multi-million dollar deals.
"Michelle drafted an excellent and unique Post Nuptial agreement which outlines a very specific "process" that will be used to divide assets in the event of divorce. Since assets can change value daily, traditional "splitting an asset list" methods are often outdated within a week of signing. Michelle rose to the challenge at a very reasonable price. Other, "meter man" attorneys would have charged at least 5x more. I highly recommend Michelle!"

Venue Rental Agreement
New York
Can the venue owner change the terms of a rental agreement after it has been signed?
I recently signed a venue rental agreement to host an event at a popular event space in town. The agreement clearly stated the rental fee, duration, and other terms. However, a few days later, the venue owner contacted me and informed me that they had made changes to the agreement and that I would now be responsible for additional fees and restrictions. I'm wondering if the venue owner has the right to change the terms of the rental agreement after it has been signed, and if not, what actions can I take to ensure that the original terms are honored?
Damien B.
Generally, neither party can unilaterally change or modify the terms of an agreement once both parties sign it. The only way is if a contract provision states that one party can modify the terms of the agreement without the consent of the other party. You would want to review the agreement to verify exactly what it says. If there is no provision that a party can unilaterally change the agreement or certain terms of the agreement, then there could be a possible claim for breach of contract if one of the parties refuses to honor it as it is written. An option is to file a lawsuit now to have a judge declare that the other party must abide by the terms of the agreement as is.

Chattel mortgage lease purchase in a cooperation
Solicited agent high pressure sales, gave me one piece of paper that I believe is a promissory note. No prospectus or lease. Owner/seller harassing me to voluntarily break lease. All payments are current. Owner knows I suspect fraud and is retaliating. I went to the DA 14 days into this without enough evidence, they said to talk to property managers. All property managers ignored my requests and canceled a meeting. I have been trying to get help for months. I recently had a 101 inspection done adding some extras and the property is in worse condition than I even imagined. I have online advertising screenshots of all the ads that were deceiving and misleading. I had no idea that I was getting into a REIT. This is absolutely 100% fraud. Investment scam. It's so complicated, it took me 7 months of researching relentlessly to see what these people did to me.
Donya G.
You are on the right in getting the DA involved. However, your issue is very specific and you need someone with experience and expertise to assist you going further. I encourage you to post your job to the website seeking a lawyer licensed in the state you are in and who has experience in handling cases such as this so that you will have an experienced advocate by your side in getting to a resolution. All the best Donya Gordon

Donya G.

Arbitration Agreement
Oregon
Does the documents and photos I have enough to go to Arbitration
Contractor didn't do all the jobs he was hired to do and what he did do is unacceptable. For example, the Trex deck he built was improperly installed according to the Trex company and another Contractor. It will need to removed and replaced with the proper material/tools and measurements. Currently it is unsafe.
Donya G.
As an Arbitrator and someone who helps clients during their arbitration, I have learned that your evidence is critical to the success or failure of your case. So it is important to have as much evidence as possible and to notarize things you believe the other side would contest as not being real, true or authentic. If you need further assistance, you can contact me directly through contracts counsel. Donya Gordon

Demand Letter
Delaware
Can you help me write and send a Demand Letter to PayPal Inc which is based in CA and my LLC was formed in DE
PayPal unlawfully took my money (over $7k) just like they did with Eric please see the post - https://www.pokertube.com/article/chris-moneymaker-lawyers-up-to-sue-paypal-for-seized-funds I joined the lawsuit but I know that some people got their money back by sending demand letters to PayPal so I want to send one too. I want your help to draft the letter and send the actual physical copy. Chances of it working are far greater if it is coming from an attorney than an individual.
Donya G.
Agreed; however, in order for a demand letter to be the most effective, it needs to be drafted by an attorney that is licensed in the state of the issue; for you, you will need a CA licensed attorney. This will ensure that when the demand letter is served by a CA attorney, the company will know that the attorney is licensed to bring a lawsuit in that state and therefore, it typically will ensure that it the demand letter is not ignored. You will need to post your job request on the website "Looking for a CA lawyer to send demand letter to PayPal" and outline what you need the lawyer to do. Lawyers licensed in CA will respond to your post, and after you speak with and choose a lawyer, the work can be done. Be sure to discuss and agree upon the price and the time in which you would like the work to be completed. All the best, Donya Gordon
