Included in my fee:
- Initial Consultation regarding the material terms, parties, location, etc... as well as specific needs that may be unique to your project;
- an initial draft of the lease;
- revisions to the draft based on your requests and comments;
- sending the draft, once you are satisfied, to the other party and/or their attorney;
- basic negotiations on terms of the lease with the other party and/or their attorney.
NOT included in my fee:
- Substantial negotiations with the other party and/or their attorney.
+ In short, if the other party comes back with significant revisions to the lease, to the point that agreeing to final terms will likely take more than week and involve significant time on my end, I would ask for an agreement to pay hourly until the lease is signed. In such event, we can discuss that rate and what the terms of that representation would look like.

I have drafted roughly 50 Triple Net Leases for all manner of commercial lease agreements including:

These leases have ranged from simple term leases with a Base Rent under $10,000.00 per month to highly complex shopping center and development leases with a Base Rent over $150,000.00 per month.
