Need advice on Co-ownership Agreement.

I am considering purchasing a property with a friend and we want to draft a Co-ownership Agreement to outline our rights and responsibilities. However, we have different financial contributions and I want to ensure that my investment is protected in case of any disputes or if one of us wants to sell the property. Can you provide guidance on what should be included in the agreement to address these concerns and any other important aspects we should consider?

Hello. An option is to create an LLC to purchase the property. This would provide liability protection. As part of the LLC, the members would have an Operating Agreement outlining the terms and conditions of managing the LLC (which owns the property), including provisions regarding financial contributions, disbursement, resolutions of disputes or disagreements, and how a property sale would occur.

Is a co-ownership agreement necessary when purchasing a property with a friend?

I am considering purchasing a property with a friend, and we want to ensure that our rights and responsibilities are clearly defined. Technically, no, such an agreement is not "required." However, you are smart to avoid putting all of your faith in a pre-existing friendship (for the benefit of ownership and the friendship). A strong agreement should cover things such as use and payment of rent between the co-owners, duties of repair, payment of expenses/taxes, the sale of the property, assignment of rights, survivability, and any other thing you can think of that might occur during the time you own the property.

Can you purchase or refinance under a land contract?

I’ve been living here for 2 years. Currently have been working with my credit union and they are having a terrible time trying to understand the legalities of my land contract first off, and secondly they just don’t seem to know what they are doing. It’s been over 8 months, 4 different loan officers and I’m once again waiting for someone else to help finish this thing out. It’s only $60,000 with a $120,000 appraisal. So, as of now I am stuck paying 2.5x monthly under this land contract than I was promised would be an easy mortgage process. So any guidance in the right direction would be very helpful. It’s a New York home. 20 yr fixed, no balloon, with a (brace yourself) 12% apr. HELP ME PLEASE! One month I’m being told to authorize a credit check for a first time homebuyer grant method of mortgaging this property. The next it’s authorizing it for a refinance. I do have earnest money deposits for over $3,000 and another $3000 paid towards principal under this land contract also.

Need help with back pay for rent at a hotel

To whom it may concern: :Samuel Hi my name is luanne Migneault I'm in the hotel since September 1 2021 do to the hurricane I got flooded out my partner left me three weeks ago in the hotel I'm on disability and already used my check on the room and I'm waiting on FEMA TO send my check I need help paying for the rest of this month please. Am I liable for august rent payment if I’m granted a 30 day notice on july 1 st?

I am currently living in a apartment with a lease agreement from March trough August 31st. I am to make a pay on the 1st of every month. As per the agreement I can choose to renew the lease and the end of the term in August. The lease then goes in to mention if I choose not to not to renew the least I will be granted a 30 day notice on July 1st. Does this mean I can leave the end of July and I’m not liable for August rental payment? Although it stated my term is until august 31st?

Hi there, For a definitive answer, a lawyer would need to see the exact lease language; however, it is very unlikely that not renewing a lease would result in a free month of rent (unless there is another part of the lease that is relevant or there was an error in creating the document).
