Must I send demand letter to small business prior to filing civil suit,?

I am suing contractor I hired to fix furnace but he broke it and made threats demanding more money to come back on what should have been warranty work. I send pictures of damage but no demand letter out of fear.

The short answer is: no. HOWEVER, setting expectations up front, clearly identifying the issues and your evidence could facilitate a quicker settlement. The letter can also serve as a shot across the other party's bow to force the party to report the issue to their insurance company which MAY make resolving the damage claims a quicker affair.

I live in Boise, Idaho. I had my basement flood in May, 2025, due to a clogged irrigation ditch that runs on the east side of my property. I claim the ditch association did not do their job to keep it unclogged; they claim they have no liability or responsitility. I want to recover my losses, which amount to over $ 40,000.00, plus all the work we have gone to to clean up the damage caused from the flooding. What will this cost me to get legal representation.

I had my home flooded from a clogged irrigation ditch. I claim the the ditch association was negligent in not keeping the ditch cleaned out and inspecting in regularly. The ditch rider went out of town and did not get anyone else to do his job.

Can you confirm whether or not it is legal for me to utilize an option to purchase contract with a seller/wholesaler with the intention to sell and assign the contract (with the seller knowing this intention) rather than the intention to close on it myself? How much would you charge to confirm the legality of the following contract in both PA and NY and make the appropriate changes if needed? Option to Purchase Real Estate Agreement Date: 06/21/2021 This option agreement is entered between the Parties, Optionor(s) and Optionee(s), below in consideration of and subject to the following terms and conditions. 1.
