Under the Washington Residential Landlord Tenant Law, a landlord may not change the terms of a lease during the lease, at least not on his or her own (sometimes landlords and tenants negotiate a change). In addition, a lease is a type of contract, and one party to a contract cannot change a contract on their own. The answer to your question is contained in the lease. All rights and obligations of parties to a commercial lease are controlled by and provided for within the lease. If your lease provides for early termination by the landlord, then the landlord can exercise that option. If it doesn't provide for early termination and you are in compliance with the lease, then they can't terminate early (at least not without your consent). Can I terminate my lease early without penalty due to unforeseen circumstances?
I signed a one-year lease for an apartment last month, but my circumstances have drastically changed and I am no longer able to afford the rent or live in the area due to a sudden job loss and financial hardship caused by the COVID-19 pandemic. I have tried to negotiate with the landlord to terminate the lease early, but they insist that I am responsible for the full lease term and any associated penalties for breaking the lease. I want to know if there are any legal grounds for me to terminate the lease without incurring additional costs or penalties given the unforeseen circumstances that have arisen.

You should review the termination provisions in your lease, but generally the answer is no - you cannot terminate early unless your Landlord agrees to the termination in writing.

Cost of writing a demand letter?
I am currently in a dispute with a tenant who has failed to pay rent for the past six months. I have tried to resolve the issue with the tenant directly but he has been uncooperative. I am now considering taking legal action and have heard that a demand letter is a good first step. I would like to know the cost of having a lawyer write a demand letter for me.

A demand letter would probable cost between $100 and $150. However, if you have a tenant that is six months behind in rent, you're better off posting a 3 day notice to vacate and evict the tenant and get a paying tenant in the property. If the tenant hasn't paid in the past six months, it's unlikely the tenant will start paying now. You can always sue the tenant after you evict them (or even during the eviction process) but getting them out will allow you to place a paying tenant in your property.
