Can a landlord increase the rent during the term of a residential lease?
I recently signed a residential lease for a two-year term, and I'm concerned about the possibility of my landlord increasing the rent during this period. I have heard conflicting information from friends and online sources, so I am seeking clarification on whether a landlord has the right to raise the rent during the term of a lease. I want to understand my rights as a tenant and whether there are any legal protections in place to prevent such a rent increase.

Under the Washington Residential Landlord Tenant Law, a landlord may not change the terms of a lease during the lease, at least not on his or her own (sometimes landlords and tenants negotiate a change). In addition, a lease is a type of contract, and one party to a contract cannot change a contract on their own. If you live in Seattle or a few other places in Washington, you have even more protection than under Washington state law. Here is a really good place to read about your basic rights as a renter. Can a landlord terminate a lease agreement early without any valid reason?
I recently signed a lease agreement for a residential property, and it has only been a few months since I moved in. However, my landlord has recently informed me that they want to terminate the lease agreement early, without providing any valid reason for doing so. I have been a responsible tenant and have not violated any terms of the lease, so I am confused as to whether the landlord has the legal right to terminate the agreement without cause.

No, the landlord cannot legally do so. A lease is a form of contract, and if one party tries to break a contract, it's normally considered a breach of contract. However, in addition, Washington has a very detailed (and sometimes difficult to follow) Residential Landlord Tenant Law that has been in effect, and amended numerous times, since 1973: https://apps.leg.wa.gov/rcw/default.aspx?cite=59.18 Also, many cities provide some additional protections to tenants - Seattle chief among them. Be aware that the landord can't do anything at all, for any reason, unless everything the landlord provides to you is in writing and properly served to you (eg, a notice to vacate or eviction can't be delivered merely by email or text). It depends on the type of premises(building) you reside. There are specific laws that are applicable even if the lease does not mention certain terms and provisions. Your rights as a tenant not only arise from the lease but also from certain laws. It also depends on the type of pet you are thinking of adopting, ie. service animal. I am a tenant’s attorney.

Version: Can a landlord legally raise the rent by 50% without providing any notice in advance?
Version: I recently received a notice from my landlord stating that my monthly rent will be increased by 50% starting next month, with no prior notice given. I have been living in this apartment for several years and have always paid my rent on time. I am wondering if this sudden and significant rent increase is legal, as I have not been provided with any explanation or justification for such a drastic change.

In Washington State, for a month to month tenancy, a landlord must now provide two months advance notice in advance, in writing. More advance notice may need to be given if you have a lease or if you live in certain cities or counties that have additional protections for tenants. If the landlord doesn't see the error of his or her ways, you may need an attorney to help you. There are attorneys who specialize in landlord/tenant law, a form of real estate law. If you are low income, contact legal services or a pro bono (free) attorneys organization for free or low cost hlep. Please be aware that landlords are prohibited from retaliating against tenants when the tenants are simply exercising their rights. Good luck to you.

It will be important to know whether or not you were informed that you will have to comply with the HOA rules at the time you signed the lease—many leases state the necessity to comply with HOA CC&R’s and/or Bylaws and/or rules as well as WA State law.
