As a landlord, am I obligated to agree to a demand or a request by a tenant to modify a written lease agreement in order to remove the other tenant from the lease?

Tenants are unmarried couple. The decision to rent was based largely on the man's income. After 1 year of a 2-year lease, she demands to modify the lease to remove him from the lease. I asked for a new application and NTN Decision Point Plus Report. She submits only the application showing her alimony and child support income and social security disability income for her and her 3 children. What are my rights as a landlord with an existing written lease?

Purchase and Sale Agreement

We are looking to buy a home in New Jersey and our relator has discussed using a template for a purchase and sale agreement. Should we hire a lawyer to handle this? I'm not sure what this template is and I'm a bit uncomfortable with the idea of using a template since I'm not sure if it protects our best interest in the purchase.

Whoever drafts the PSA, will draft it to their benefit. This is the reason that buyers, not sellers, will tend to draft the document as the seller is leaving the business and the buyer is gaining the business. Buyers therefore, tend to benefit from the draft of the agreement as they outline the things they will need to feel comfortable enough to proceed with the sale. You should sign a PSA after you have done your due diligence. You will need to look at the financials and the books of the company and complete any background check, including searching the court system for any lawsuits against the entity. Once you are comfortable with what you see, and you have the PSA reviewed by an attorney and it is in line with what the parties agreed to and protects your rights, then you can sign. I have been given a consulting agreement to sign by a potential client and want to learn the things I should be looking for to make sure I am protected and not getting into a contract I dont' want to get into. Are there any terms that are most important?

In general, consulting agreements are independent contractor agreements, which in their most basic forms are someone is paying you "x" amount for work that you do with limited or no benefits (i.e. you're not an employee). Important sections include the services section (i.e. what you are doing for them), compensation, restrictive covenants (non-competes, etc.), work product and ownership or work product, and termination. Other important sections depend on what type of services you are providing and the types of risks inherent to those services.

I provide$5000 deposit to reserve an apt for my mother in an ALF. Was gold it would be returned if she needed a higher level of care, which she did. they refused to refund

When I asked why they could not reimburse even part of the deopost becasue she needed a higher level of care, they then told me that the $5000 had already been paid to the attorney who propared the promissary note. I have researched the cost of promissory notes and they run at abbout $575 max, I then asked if tthat money could be put toward her goin to the faciity once she had become more stable and they said they would look intoit and never got back to me.

I am sorry to hear about this situation. Your rights will be primarily dictated by the terms of the contract you signed when you gave the deposit, as well as any subsequent written communications with them. Assuming the terms therein are favorable, a demand letter from an attorney setting forth what specially you want from them and why it’s permitted is the best chance you have of getting this resolved quickly in your favor.

My friend owns a Company in UK that shares a profit agreement to a limated liability company in Delaware, if they were to terminate there contract and the non competee they are stating i must shut down my buisiness for 6 months legal?

The answer depends largely on two factors: 1) what documentation did you sign that had non-compete language and 2) whether the non-compete is enforceable. Many states are trending towards non-enforceability of non-competes, depending on how burdensome they are on the person.
