Marshal H.
Sorry to toot my own horn, but I'm not your average lawyer. I graduated in the TOP 1% of my class from one of the nation's top law schools (Berkeley Law). I received eight awards for the HIGHEST GRADE in individual courses, including Constitutional Law, Advanced Legal Research, and Advanced Legal Writing. I worked for three years at a top-flight litigation boutique, where my clients included billion-dollar, household-name companies. I started my own law firm two years ago. Why? Because I wanted to help REAL PEOPLE, not just big companies. I win big cases on behalf of people who were done wrong by businesses, employers, and others. I am more than qualified to advise on any dispute, and am particularly experienced in matters related to digital commerce and consumer protection. Let's go get justice, together.

Commercial Lease
Texas
What is a triple net lease?
I want to understand these better.
George O.
A triple net lease designates the tenant (lessee) as having the sole responsibility for any and all costs associated to the asset being leased in the agreement, with those costs being the net real estate taxes on the leased asset, net building insurance, and net common area maintenance. The lease received its name from the three “net” fees and may also be called a Net-Net-Net Lease.

Need help with a property issue
My wife and I took over a house from a friend in August of 2008 due to his job transfer from Houston to Nigeria. We agreed to the following terms: We will continue paying the mortgage plus a second loan attached, apply for mortgage approval, and change ownership to our name. We had a written agreement. We applied for a loan in 2009 but was not approved due to poor credit. We decided to wait and continue paying and reducing the outstanding before reapplying. In August of 2021, we reapplied and were given a loan approval to assume the house in our name. Our agent requested that we should have the other party communicate with them. I called and informed him to reach out to our agent but he kept promising to call the agent but never kept his promise. About the middle of January 2022, he stopped picking up our calls. We sent several emails and he never cared to respond. We need help on what to do next.

what do I need to do transfer the property on mine and my husband 's name I have two of my kids on it?
my house is on my name including my husband and two of my kids
CRAIG C.
Unfortunately, this requires the standard lawyer answer of "it depends." However, at face value it appears you would need to file a general warranty deed conveying the property from whoever you want "OFF" of the deed to you.

I have purchased a house from individual and now I'm trying to see what I need to get the deed into my name
I purchase a house for $7,500 from an older gentleman that I work with and it's been 2 months since I've paid it off and I still haven't received any kind of paperwork to get the date in my name from him so now I'm trying to get it started what do I need to do
Judi P.
Although I am not licensed in Texas, I have extensive knowledge and experience in real estate law and can provide you with general advice about your issue. In a nutshell and without knowing the particular details of your transaction with this older gentleman, you will ultimately need to obtain a legal document from him conveying title to the property into your name.

Should I use a lawyer for commercial lease?
It is a very long lease and I'm not sure what it says. I also don't want to pay a fortune to have it reviewed to eat into my budget.
George O.
Yes! Before signing any contract/agreement/lease, or anything that appears to be a binding agreement, it is worth the money to have a lawyer review it. I charge a flat fee to review any and all agreements, so my clients know up front what they are paying, and they consider it a cost of doing business. The alternative, i.e. not having a lawyer review your agreements prior to signing, can be, and usually is, exponentially more expensive should a conflict arise (and they often do).

View Trustpilot ReviewContracts Counsel was incredibly helpful and easy to use. I submitted a project for a lawyer's help within a day I had received over 6 proposals from qualified lawyers. I submitted a bid that works best for my business and we went forward with the project.
View Trustpilot ReviewI never knew how difficult it was to obtain representation or a lawyer, and ContractsCounsel was EXACTLY the type of service I was hoping for when I was in a pinch. Working with their service was efficient, effective and made me feel in control. Thank you so much and should I ever need attorney services down the road, I'll certainly be a repeat customer.
View Trustpilot ReviewI got 5 bids within 24h of posting my project. I choose the person who provided the most detailed and relevant intro letter, highlighting their experience relevant to my project. I am very satisfied with the outcome and quality of the two agreements that were produced, they actually far exceed my expectations.
