Insurance in a residential lease agreement?
I am a tenant who is about to sign a residential lease agreement with a landlord. I am concerned about the insurance requirements of the agreement and what type of insurance coverage the landlord and tenant are responsible for. I want to make sure that I am adequately covered in case of any accidents or damages that may occur during my tenancy.

North Carolina does not require a residential landlord to maintain landlord insurance and does not require a residential tenant to maintain tenant ("renter's") insurance. However, when a residential lease agreement requires a tenant to carry renter's insurance, it will specify the minimum amount of coverage required. Generally speaking, landlord insurance covers a landlord and tenant ("renter's") insurance covers a tenant. For example, landlord insurance is likely to cover a tenant's injuries or damages related to the landlord's negligence but is not likely to cover the tenant for more general liability purposes. Ultimately, a tenant is responsible for maintaining the minimum amount of renter's insurance required by the residential lease agreement. Otherwise, the tenant may be liable for violating the lease. However, a tenant may choose to maintain renter's insurance with more coverage than required. Exactly how much coverage a tenant needs will depend on that tenant's specific circumstances.

How To Get an Addendum to a Lease as a Tenant
I'm a tenant with a Case & Associates Property looking to get an addendum made to a lease agreement, specifically about a possible error with the lease term that was signed on. Is this something that can be done between a tenant and property manager? Do I need a tenant lawyer involved? Honestly any help with how to proceed on this is greatly appreciated. The error is that I had wanted to sign on for three months, but got put on for fourth months instead. I believe an addendum could correct this, but am not sure.

You're basically asking for free legal advice because you're not asking for a drafted document but I'll bite because no local lawyer will have a remedy for this anyway. The LL tenant laws for Oklahoma are found in Title 41 of the Oklahoma Statutes. They are very loose. Your proposal could be done, but the PM would have to agree to it. Typically when contracts are altered, there must be a new form of consideration in exchange for the alteration/addendum (unless you're being put on federal military orders which can break any lease.) If you're not going to offer them something of value (i.e. more money, guaranteed professional cleaning of the apt, etc.) they will not have a reason to sign it. If the language of the lease clearly stated 4 months and you signed it anyway, that is on you and you're out of luck. "I wanted to sign on for 3 months but got put on for 4 months instead." Who signed your name without your consent? Were you fraudulently coerced into signing for 1 more month....It sounds like you signed for 4 hoping you could get them down to 3 later...

Cost of writing a demand letter?
I am currently in a dispute with a tenant who has failed to pay rent for the past six months. I have tried to resolve the issue with the tenant directly but he has been uncooperative. I am now considering taking legal action and have heard that a demand letter is a good first step. I would like to know the cost of having a lawyer write a demand letter for me.

A demand letter would probable cost between $100 and $150. However, if you have a tenant that is six months behind in rent, you're better off posting a 3 day notice to vacate and evict the tenant and get a paying tenant in the property. If the tenant hasn't paid in the past six months, it's unlikely the tenant will start paying now. You can always sue the tenant after you evict them (or even during the eviction process) but getting them out will allow you to place a paying tenant in your property.

Residential lease agreement termination notice?
I am currently in the process of terminating a residential lease agreement that I signed approximately one year ago. I was recently informed by my landlord that I must provide a formal termination notice in order to end the lease agreement. I am unsure of the exact process and what type of termination notice I must provide, so I am seeking legal advice to ensure that I am in compliance with the law and that the lease agreement is properly terminated.

You will need to read your lease's termination section to find your answers. Without seeing your lease, I assume you need to give a 15 or 30 day notice in writing to your landlord. However, again, without seeing the lease, no one can give you solid infomration.
