As a landlord, am I obligated to agree to a demand or a request by a tenant to modify a written lease agreement in order to remove the other tenant from the lease?

Tenants are unmarried couple. The decision to rent was based largely on the man's income. After 1 year of a 2-year lease, she demands to modify the lease to remove him from the lease. I asked for a new application and NTN Decision Point Plus Report. She submits only the application showing her alimony and child support income and social security disability income for her and her 3 children. What are my rights as a landlord with an existing written lease?

Can a landlord change the terms of a rental lease agreement without the tenant's consent?

I recently signed a rental lease agreement for an apartment, which clearly outlined the terms and conditions of the tenancy. However, my landlord has informed me that they intend to make changes to the lease agreement, specifically regarding an increase in rent and modifications to the maintenance responsibilities. I am concerned about the legality of these changes and whether a landlord can unilaterally alter the terms of a rental lease agreement without obtaining the tenant's consent.

Length of a standard residential lease agreement?

I am in the process of looking for a new place to rent and want to make sure I understand my rights as a tenant. I am looking to sign a residential lease agreement and was wondering what the standard length of the agreement is so I can plan accordingly. I want to make sure I am aware of any potential pitfalls or issues that may arise from signing a long-term lease.

Being a landlord myself, and haven’t been involved in numerous residential landlord/tenant proceedings, my experience is that most residential leases are for one year. However, that being said we do live in Florida, and there are a lot of people who come down here just for the winter, which therefore involves shorter term leases. And if it is a condominium, the minimum length of time is determined by the condominium documents. If it is a home in a community, it would be covered by the HOA documents. Freestanding homes are limitless.

Can a landlord in Indianapolis record video and audio without telling the tenant?

I rent a room in a house. Landlord ./owner oesnt live here. A week ago he installed cameras in the living room and kitchen. They don't cover exterior doors. He said nothing to me but I see them. Not hidden. Tonight I found out he can talk to me and hear me through them. Is this legai? What should I do?

The question would be what exactly do you rent. Do you rent a room and the kitchen and livingroom are common areas or do you rent the entire space. You have an expectation of privacy inside the space you rent. So, for example, if you rent a single room, you have an expectation of privacy inside that room, and thus there is no expectation of privacy in the common areas. However, if you rent the entire space, then the area for your expectation of privacy is the entire unit. This does not apply to bathrooms or changing rooms or other areas where there is also a general expectation of privacy.

Cost of writing a demand letter?

I am currently in a dispute with a tenant who has failed to pay rent for the past six months. I have tried to resolve the issue with the tenant directly but he has been uncooperative. I am now considering taking legal action and have heard that a demand letter is a good first step. I would like to know the cost of having a lawyer write a demand letter for me.

A demand letter would probable cost between $100 and $150. However, if you have a tenant that is six months behind in rent, you're better off posting a 3 day notice to vacate and evict the tenant and get a paying tenant in the property. If the tenant hasn't paid in the past six months, it's unlikely the tenant will start paying now. You can always sue the tenant after you evict them (or even during the eviction process) but getting them out will allow you to place a paying tenant in your property.
