I represent a diverse mix in a vast array of specialties, including litigation, contracts, compliance, business and financial strategies, and emerging industries. Credit for this foundation of strength goes to those who taught me. Skilled professors and professionals fostered my powerful educational and professional background. Prior to law school, I earned dual Bachelor’s degrees in Business Administration & Accounting from Peru State College. I received a Master of Business Administration degree from Chadron State College. My ambitions did not stop there. While working full time as a Senior Accountant for the University of Missouri, Columbia, I achieved the lifelong goal of becoming a licensed Certified Public Accountant (CPA). Mizzo provided excellent opportunities and amazing experiences. Managing over $50M in government and private research funding was a gift. As a high ranking professional in the Department of Research, I was given priceless insight into the greatest scientific, journalistic, medical, and legal minds in the world. My passion for successful growth did not, and has not stopped. I graduated summa cum laude (top 3%) with a Doctorate in Law, emphasizing in urban, land use and environmental/toxic tort law from the University of Missouri, Kansas City. This success lead to invaluable experiences of serving as Hon. Brian C. Wimes' judicial clerk for the U.S. District Court for the W. D. of Missouri, as a staff editor/writer for UMKC Law Review, and as a litigation and transactional attorney with Lathrop GPM (fka Lathrop & Gage). My professional and personal network is expansive, with established relationships throughout the U.S. and overseas. Although I engage in legal practice all over the country, I maintain law licenses in Missouri, Kansas, and Nebraska. Federally, I hold licenses in the W.D. and E.D. of Missouri and the District of Nebraska. To offer extra value, efficiency, and options, I maintain a CPA license and am obtaining a real-estate brokerage license.
"I contacted Parachini Law after I had sent multiple unanswered information requests a third party. Mark not only send out a record request to the address specified, but also sent out additional requests at other possible business addresses to ensure the request was received. As a result, I finally received the information I was looking for. The firm was very professional to work with."

Find Commercial Lease Template by Type
As an experienced lawyer with nearly a decade of practical experience in reviewing and drafting business contracts and other agreements, I created this template restaurant lease agreement to assist restaurant owners in entering into a lease with the owner of a commercial rental property. In addition, I offer legal services packages set up if you need additional help with the template (i.e., reviewing it after you filled it out, needing help filling it out, etc.).
Overview of the Template Restaurant Lease Agreement
My template restaurant lease agreement outlines the rights and obligations of both the landlord and tenant when the landlord rents out commercial property. Either party can be an individual or company. A tenant can also be referred to as a renter or lessee.
The agreement can help set forth the lease terms so both parties are bound to them. It also provides the tenant the right to use the rental property for business purposes - for this particular template, in the capacity of a restaurant offering food services - during the term of the lease in exchange for payment to the landlord.
What is Included in the Template Restaurant Lease Agreement?
My template restaurant lease agreement contains important provisions such as details of the property to be leased (including as the address and legal description of the commercial rental space) and the details of both the restaurant tenant and landlord. My template also contains a section describing the permitted use of the rental property and any restrictions placed upon the landlord (e.g., agreeing not to lease to direct competitors in the same space or building).
My template restaurant agreement contains provisions that set forth the lease terms (e.g., lease type, lease term, whether or not the tenant can assign or sublease the property), along with the amount of rent, and payment frequency. My template also addresses which party is responsible for utilities, insurance payments, the payment of a security deposit, and any common area expenses. In addition, there are provisions addressing reimbursement for attorney’s fees, in the event of litigation, entry rights, inspection rights, and a requirement to comply with all statutes, ordinances, regulations, covenants, conditions and requirements of all municipal, state and federal authorities (including owner’s association and similar entities) now in force, or which may hereafter be in force, pertaining to the leased property.
Who Should Use the Template Restaurant Lease Agreement?
My template restaurant lease agreement may be used by restaurant owners seeking to lease a commercial property and by landlords offering commercial property for rent to restaurant owners.
Benefits of Using the Template Restaurant Lease Agreement
Having a written lease agreement is important since it can help protect both landlords and tenants. For landlords, my template restaurant lease agreement can help ensure that a tenant is bound to the terms and conditions of the agreement. For example, having a formal lease agreement can be helpful in the event a landlord needs to file a legal claim to evict the commercial tenant. Similarly, a written lease agreement protects tenants by documenting their right to use the rental property for business purposes. My template restaurant lease agreement also establishes legal obligations on landlords.
If there is a legal dispute concerning the provisions of the agreement, you may need to escalate the matter to litigation. If that situation arises, having an experienced attorney by your side can pay dividends. My legal services are available. If hired, I will be there for you every step of the way, offering clear communication, accurate legal guidance, and proactive solutions.
