Can refinancing my mortgage help me save money in the long run?
I am currently considering refinancing my mortgage and would like to know if this option can help me save money in the long run. I purchased my home three years ago and have been making regular mortgage payments since then. However, I recently learned that interest rates have significantly dropped since I obtained my mortgage, and I am wondering if refinancing would allow me to secure a lower interest rate and reduce my monthly mortgage payments. I am also curious to know if there are any potential drawbacks or costs associated with refinancing that I should be aware of before making a decision.

Depending on the rate differential between your current mortgage loan and the refinancing proposal, the saving in the long term can be substantilal. In the short term, the savings in debt service payments will be off-set by the cost of the refinancing, e.g. commitment and loan fees, appraisal and other underwriting costs imposed by a new lender), mortgage title fees and atty fees (taking into account you, the borrower, customarily pays the new lender's atty costs). That said, many residential lenders limit the costs to residential borrowers of the financing costs of any such refinancing),

Acceptance of residential Real Estate Offer in Pennsylvania
Selling Agent told our Buyers Agent (i am buyer) that there was another buyer, that they would do highest & best / Best and Final offers by Sat NOON time. We provided our best and final offer by Sat at NOON. Sunday approx. 3PM the sellers agent told our buyers agent that the sellers have selected your buyers offer, it was due to removing the inspection contingency and being within 5K of the other bidder, we were very excited. We do not have a conter-signed PA real estate contract, we have an email note from the seller's agent representing the seller to our buyers agent indicating the the seller has accepted your buyers offer. My Question: the acceptance was in writing (email) and signed by sender of email - Sellers agent, specifically indicating they accepted our offer which was signed and in writing. Subsequently the sellers agent indicated when they did not sign our offer, that since they had not signed and had not signed the specific contract, that they were accepting a 2nd offer at a higher price. Any hope of wining based on the acceptance of our offer was first, it was in writing (email) and signed by sellers agent?

If you wish to adda. name to the title, you would have to execute a quitclaim deed from the current title holder (presumably you) to the new title holders (you and whoever you are adding). Tat would then be filed in the office where land titles are filed in your county, usually the County Recorder's office.

How to correct a quitclaim deed error?
I recently purchased a home using a quitclaim deed. After I received the deed, I noticed that there was an error in the legal description of the property. I am concerned that the error may invalidate the deed, and I am looking for advice on how to correct the error.

In Ohio, a deed can be corrected either by re-recording the prior deed with corrections made directly on it, or by recording a new deed, called corrective deed. Correcting the legal description can all be achieved through a corrective deed.
