I recently inherited a property from my aunt and I am looking to transfer the title to my name. My aunt had created a Quitclaim deed transferring the title to me, but I am unsure of the process to record the deed and make it official. I would like to understand the process of recording a quitclaim deed to ensure that the title to the property is legally transferred to me.

You also want an attorney to help you with completing the Preliminary Change of Ownership Form (used by county to determine reassessment of taxes). I recently signed a residential lease agreement for an apartment. I was informed that I would need to pay a security deposit as part of the agreement. I am trying to understand what the security deposit covers and what happens to the deposit at the end of the lease agreement. I suppose it doesn't matter if you have the lease giving you permission and the lease is long enough to justify the building expense when you won't own it. But I'd buy the land so you could eventually sell the property with the building on it.

buying a vacant city lot with a quitclaim deed?
hello, i am looking to purchase a vacant city lot in savannah, georgia. it was taken by the city for taxes in 1968 and sold to the current buyers in 1986. seller will only give a quitclaim deed. once i purchase the lot what is the process and cost to get title insurance? regards paul

Paul, Please, please, please purchase the title insurance before purchasing the lot (if possible). This will protect you in the event of any title defects. It is normal for the owner of a lot to prefer to transfer the property via quitclaim deed, especially if the property was obtained via a tax sale. However, it may be extremely helpful to determine, in advance, if there are any title defects which need to be addressed. Are you under contract to sell the property?
