Need flat rate to do sub lease Kiosk at mall in Miami
Renting Kiosk as a sub leaser, need to verify contract and seeking a Flat rate.
Moss S.
I have been a commercial real estate attorney for over 30 years. I can review the agreement, and negotiate and draft any revisions. Considering it is in a mall, I am guessing that it is with a major retail landlord which would require review of the underlying lease. I can give you a flat rate once you request a proposal.

What's a 'triple net' in a building lease?
I recently signed a lease for a commercial building and I noticed that there was a clause in it that referred to a 'triple net'. I'm not sure what this means and if it could have any implications for me as the tenant. I'm hoping to get some clarity on this as I want to make sure I'm fully aware of my obligations under the lease.
Craig C.
The tenant pays all expenses in connection with the property, such as insurance, taxes, upkeep and maintenance.

Lease renewal clause definition?
I want to know exactly what my renewal term paragraph in my lease means? Just want some clarification. Landlord says he is upping the rent considerable at end of my term for another 2 years, but my lease agreement says something different I believe and would like someone with lease expertise to see what they think?
Forest H.
Good morning, feel free to contact me through the contracts counsel portal with the language in question and I would be happy to give you my opinion.

what is better to buy land or rent for construction in US?
we are a construction company from Ukraine, we are planning to build a cottage town in the USA
T. Phillip B.
I suppose it doesn't matter if you have the lease giving you permission and the lease is long enough to justify the building expense when you won't own it. But I'd buy the land so you could eventually sell the property with the building on it.

Property Deed

Quitclaim deed
My wife, my father and myself are co-owners of a property (condo) in Lauderdale Lakes Florida. We would like to make a quitclaim deed to transfer full ownership to my wife and myself.
T. Phillip B.
That should work assuming your father isn't responsible on any note associated with the property. If there is a mortgage and note, you'll want to talk with the lender first.
Quick, user friendly and one of the better ways I've come across to get ahold of lawyers willing to take new clients.
