What's a 'triple net' in a building lease?
I recently signed a lease for a commercial building and I noticed that there was a clause in it that referred to a 'triple net'. I'm not sure what this means and if it could have any implications for me as the tenant. I'm hoping to get some clarity on this as I want to make sure I'm fully aware of my obligations under the lease.

Can the seller of a commercial property back out of a purchase contract after signing it?
I am in the process of purchasing a commercial property and have signed a purchase contract with the seller. However, the seller has recently expressed doubts about selling the property and has hinted at the possibility of backing out of the contract. I have already invested time and resources into the due diligence process and securing financing, and I am concerned about the potential consequences if the seller decides not to proceed with the sale. I would like to know if the seller has the legal right to back out of the contract after signing it, and if so, what recourse do I have in such a situation?

Generally, the seller cannot legally back out of a properly executed purchase agreement where both parties have signed and acceptance has been communicated. Texas courts have consistently held that unilateral rescission by the seller is not permissible without proper cause and procedure, and attempting to do so would constitute a breach of contract subject to legal remedies. The contract itself may include the penalties for the seller failing to follow through on the sale. You, as the buyer, have multiple avenues for relief, including specific performance, termination and recovery of earnest money, and monetary damages, depending on the circumstances of the breach and the terms of the contract.

Unfortunately, this requires the standard lawyer answer of "it depends." However, at face value it appears you would need to file a general warranty deed conveying the property from whoever you want "OFF" of the deed to you.

Does a quitclaim deed give you ownership?
I want to learn how these work. Can anyone explain?

Caveat- I'm a Pennsylvania lawyer. That being said, a quitclaim deed gives you the exact same rights as the party conveying title to you. So if there are liens against the property, for instance, those liens would remain after you take title. Preferably, you would have a title search performed and receive a warranty deed, which would protect you against claims against the property.

What's permitted alterations in a commercial lease?
I am a small business owner looking to rent a commercial space for the first time. I am considering signing a commercial lease and want to know what kind of alterations are allowed in the agreement. I would like to avoid any potential legal issues or disputes in the future by clarifying what is permitted before signing the lease.

Usually permitted alterations are cosmetic, and non-structural in nature. Often times the Landlord will require the Tenant to submit plans, or in the alternative the lease will describe the fit and finish that would be allowed.
