buying a vacant city lot with a quitclaim deed?
hello, i am looking to purchase a vacant city lot in savannah, georgia. it was taken by the city for taxes in 1968 and sold to the current buyers in 1986. seller will only give a quitclaim deed. once i purchase the lot what is the process and cost to get title insurance? regards paul

Paul, Please, please, please purchase the title insurance before purchasing the lot (if possible). This will protect you in the event of any title defects. It is normal for the owner of a lot to prefer to transfer the property via quitclaim deed, especially if the property was obtained via a tax sale. However, it may be extremely helpful to determine, in advance, if there are any title defects which need to be addressed. Are you under contract to sell the property? Can refinancing my mortgage help me save money in the long run?
I am currently considering refinancing my mortgage and would like to know if this option can help me save money in the long run. I purchased my home three years ago and have been making regular mortgage payments since then. However, I recently learned that interest rates have significantly dropped since I obtained my mortgage, and I am wondering if refinancing would allow me to secure a lower interest rate and reduce my monthly mortgage payments. I am also curious to know if there are any potential drawbacks or costs associated with refinancing that I should be aware of before making a decision.

Depending on the rate differential between your current mortgage loan and the refinancing proposal, the saving in the long term can be substantilal. In the short term, the savings in debt service payments will be off-set by the cost of the refinancing, e.g. commitment and loan fees, appraisal and other underwriting costs imposed by a new lender), mortgage title fees and atty fees (taking into account you, the borrower, customarily pays the new lender's atty costs). That said, many residential lenders limit the costs to residential borrowers of the financing costs of any such refinancing),

what is the best method when it comes to contracts if you plan to do property listing for travelers is there a vast difference between a regular rental contract?

Not a VAST difference, but not the same either. You should have a lawyer create an AirBNB or short term rental type agreement and you should not use a standard lease agreement. As examples, the short term agreement might cover check in and out policies, prohibit big parties, etc. and more.

I am in the process of signing a lease for a building for my business. I am looking to understand the tax implications of the lease and what I need to be aware of. I want to make sure I am in compliance with all relevant tax regulations and I am looking for advice on how to best handle taxes in the context of this lease.

There are several different ways this can be handled: one situation is that you have a base tax year and as tenant are responsible for any and all amounts over that base amount. Another scenario that the Tenant is liable for all of the taxes and associated costs. Finally, and unlikely, the tenant could have zero exposure for taxes, but that’s rare. To sum it up it is whatever you negotiate with the Landlord prior to signing any lease.

What's permitted alterations in a commercial lease?
I am a small business owner looking to rent a commercial space for the first time. I am considering signing a commercial lease and want to know what kind of alterations are allowed in the agreement. I would like to avoid any potential legal issues or disputes in the future by clarifying what is permitted before signing the lease.

Usually permitted alterations are cosmetic, and non-structural in nature. Often times the Landlord will require the Tenant to submit plans, or in the alternative the lease will describe the fit and finish that would be allowed.
