When selling or buying a mobile home, you should have an agreement that governs the transaction and clarifies both parties’ duties. This agreement needs to include important aspects, such as payment schedules, delivery, and default remedies.
If you need this agreement, you can purchase one on ContractsCounsel, an online legal network that connects vetted lawyers with clients. It’s a comprehensive, clear, and legal template that will prevent disputes and make the purchase a smooth process for both parties.
In this article, you’ll explore what’s inside the mobile home purchase agreement template, how to fill it out, and what benefits you’ll gain from purchasing it from ContractsCounsel.
What’s Included in a Mobile Home Purchase Agreement Template?
This template protects your interests. It contains important aspects such as the following:
Mobile Home Description
Include details of the mobile home, such as the model, make, year, and VIN. You can include any additional descriptions.
Purchase Price and Payment Terms
The template lists the specific purchase price and how the buyer will pay for it, such as if they’ll pay for it at the time of sale or via installments over time.
Deposit
This section mentions the deposit amount, if it’s refundable or not, and who will hold it (such as the seller or an escrow agent).
Inspection
This outlines how many days the buyer has to inspect the mobile home and what the inspection entails, such as if it’s a physical inspection or involves reviewing ownership documents.
Title and Ownership
The buyer and seller agree to fulfill their obligations during the purchase process. The seller needs to transfer a clear title to the buyer and the buyer will take responsibility for transferring the title and registering the mobile home.
Delivery
It’s important to specify how the mobile home will be delivered, such as if the buyer will pick it up from a specific location. This section also outlines what the buyer and seller will be responsible for, such as relocation or transportation costs.
Default and Remedies
Should one party not fulfill their duties under this agreement, the other will be able to seek remedies or keep their deposit, depending on what they choose.
How to Fill out the Mobile Home Purchase Agreement Template
You can customize this template according to your specific requirements. Here’s how to fill it out.
Step 1: At the start of the template, fill out the effective date, and both parties’ names and addresses.
Step 2: Fill in the mobile home details: the make, model, year, VIN, size, and location address. You can include extra details or features in an Exhibit A attached to this contract.
Step 3: Fill in the purchase price. Tick the appropriate box if the payment is made in full or via installments. Write down the payment method. If the payment is via installments:
- Write the initial deposit amount and date by when it needs to be paid.
- Write the remaining balance and describe your payment schedule (such as monthly payments).
Step 4: Write the deposit amount and fill in how many days after executing the agreement it needs to be paid. Or, tick the box to state there’s no deposit.
Step 5: If you’ve chosen a deposit, choose if it’s non-refundable or refundable. Specify who holds it, such as seller or escrow agent.
Step 6: Specify how many days the buyer has from the effective date to inspect the mobile home. Choose which type of inspection will be applicable: a physical inspection or a review of ownership documents.
Step 7: Choose if the mobile home is sold “as is” or with warranties. If you choose the latter, explain these warranties.
Step 8: If the buyer wants to terminate the agreement after inspection, select if they will gain or forfeit their deposit.
Step 9: Tick the box if the buyer is responsible for title transfer and registering the mobile home. Tick the box if the seller is responsible for some fees, and name them in the space provided.
Step 10: Specify where the mobile home is located, such as if it’s on the seller’s land, on rented or leased land, or sold with the land. For the latter, describe the land in the space provided.
Step 11: Choose a method of delivery, such as that the buyer will pick up the mobile home at a specific location on a specific date. Or, opt for the seller to deliver it to the buyer’s location. Write their address and date on which this will occur.
Step 12: Tick the appropriate box if the buyer is responsible for moving and relocation expenses, or the seller is responsible for delivery and transportation costs.
Step 13: Tick the appropriate boxes for remedies should the other party not meet their obligations. If the buyer fails to perform, the seller may keep their deposit or seek legal remedies. If the seller doesn’t meet their duties, the buyer can end the agreement and recover their deposit or seek other legal remedies.
Step 14: Write down what state’s laws govern the agreement.
Step 15: At the end of the template, both parties will sign it, write the date, and write their names in the spaces provided.

Randy M.
Hi, I'm Randy, and I've been practicing law for over 30 years with a genuine passion for contracts and legal drafting. I spent nearly 15 years running my own solo practice in Richmond, Virginia, where I built a thriving firm helping everyone from small business owners to entertainment professionals navigate their legal needs. Those years taught me that great contracts aren't just about covering all the bases legally - they're about understanding what my clients actually need and translating that into clear, enforceable agreements. My sweet spot is contract drafting across a wide range of areas. I've written hundreds of LLC operating agreements (both single and multi-member), prenuptial and postnuptial agreements, residential and commercial leases, independent contractor agreements, service contracts, NDAs, consulting agreements, and corporate formation documents. I also have extensive experience in estate planning documents - wills, trusts, powers of attorney, and living wills - plus employment agreements and entertainment law contracts. These days I'm based in New York City, but I work with clients nationwide on contract matters. What I love most about this work is taking complex business relationships and turning them into documents that actually make sense and protect everyone involved. Whether you're a startup founder needing your first operating agreement or an established business updating your contractor templates, I focus on creating contracts that work in the real world, not just on paper. After three decades of practice, I still get excited about a well-crafted contract. Let's talk about how I can help with yours.
"Randy did an excellent job reviewing our Nanny Agreement. He brought up issues we wouldn't have thought of otherwise. Highly recommend for his thoroughness and responsiveness!"
