Are there cancellation fees in purchase agreements?

I am currently in the process of purchasing a home and I have been presented with a purchase agreement. I was wondering if there are any cancellation fees included in the agreement, as I would like to make sure that I am aware of all the terms and potential costs associated with this purchase. I want to make sure that I am fully informed before I make a final decision.

Hello! I understand you are entering into a Purchase Agreement and want to know whether there are any cancellation fees. First, you would read the agreement to see if there is any mention of termination/cancellation fees such as the loss of the down payment if the buyer attempt to terminate the contract. But, generally, the agreement is binding contract. So, if a buyer attempts to cancel the contract, it could be considered a breach of contract. In that situation, the seller can claim damages, which usually results in a loss of the down payment but also could lead to other monetary claims or a claim to attempt to force the buyer to fulfill the purchase (general called a specific performance claim). Separately, in most cases, if the buyer's ability to purchase the property is dependent on getting a secured loan, usually there would be no cancellation or damage claim and the buyer would have the right to the return of the downpayment (this should be outlined in the contract and is usually referred to as a contingency clause). In Massachusetts it is advisable to have an attorney represent you in negotiating a Purchase and Sale Agreement. Purchasing a home is usually the most expensive item that a person buys in their lifetime. Regarding closing costs, they are driven mostly by your lender.

How to correct a quitclaim deed error?

I recently purchased a home using a quitclaim deed. After I received the deed, I noticed that there was an error in the legal description of the property. I am concerned that the error may invalidate the deed, and I am looking for advice on how to correct the error.

In Ohio, a deed can be corrected either by re-recording the prior deed with corrections made directly on it, or by recording a new deed, called corrective deed. Correcting the legal description can all be achieved through a corrective deed.

If the lease does not indicate in writing that it is assignable, without any legal implications, you would need the permission of the landlord/owner. And if agreeable, then they would need to be an assignment of lease.

I recently inherited a piece of property from a family member and I would like to transfer ownership of that property to someone else. I understand that a quitclaim deed is the legal document that I need to do this, but I am unsure of the fees associated with filing the quitclaim deed. I would like to know the cost of filing the quitclaim deed so that I can make the necessary arrangements.
