Depending on the land and business, I'd consider making an LLC for asset protection reasons. Then you could have a trust as the member. If you need to get the property out of your estate, this will dictate what to do with the trust.

buying a vacant city lot with a quitclaim deed?
hello, i am looking to purchase a vacant city lot in savannah, georgia. it was taken by the city for taxes in 1968 and sold to the current buyers in 1986. seller will only give a quitclaim deed. once i purchase the lot what is the process and cost to get title insurance? regards paul

Paul, Please, please, please purchase the title insurance before purchasing the lot (if possible). This will protect you in the event of any title defects. It is normal for the owner of a lot to prefer to transfer the property via quitclaim deed, especially if the property was obtained via a tax sale. However, it may be extremely helpful to determine, in advance, if there are any title defects which need to be addressed. Are you under contract to sell the property? Here are the steps you need to take to accomplish finding an attorney to assist you with this project: 1. Post the job you need to get accomplished – for example “ I am looking for a Florida attorney to advise me on what I can do with the original warranty deeds I have in my possession“ 2. This is a very insignificant question but one that I cannot find an answer. On the PAR Agreement for the Sale of Real Estate there are numbers listed in parentheses after each section, such as, Purchase Price and Deposits (4-14). Are the numbers referencing something? What is the significance?
